Season is almost over and spring is around the corner. This is usually the busiest time of year for real estate. Yet after talking to many agents there just aren't any buyers out there.
Our MLS has rocketed from 20,000 listings last year to nearly 90,000 listings now. Also I'm seeing many Buy Owner signs out there that aren't included in these staggering numbers.
The news up north are telling of falling home prices and bursting bubbles in Florida real estate. Yes , it is true and prices have gone way to high to fast and it's time for more realistic numbers.
Sellers need to understand the market is falling and don't be to proud of your home. It may be several years before you see the prices you saw last year. Don't chase the market south and if you are truely interested in selling , lower your price as you may not sell and just watch the prices fall below what you expected.
Some markets are still warm but most have cooled significantly. Interest rates are going up to keep inflation in check. People with ARM's are seeing their rates rise. Equity lines of credit are nearing 8%. Hurricane season is a few months away here in Florida and many are also seeing if we get a hurricane this year. That may be the final nail in the coffin for real estate here in Florida.
What to do? Price your property appropriately. Competition is keen for a buyer. Don't be overly proud of your property. Sell it and move on as prices will be falling and you will get a good deal when you buy another.
Ask your realtor how long homes have been sitting on the market. What was the original asking price and what did they sell for. You will see this gap widen.
Don't be bashful with a low offer. Don't get crazy though as people aren't giving away their properties.
